The property has enough spaces for each resident to park one registered vehicle. Availability beyond one vehicle per resident is limited and should not be assumed. Residents should confirm any additional vehicle needs with the leasing office before moving in.
Every resident must register their vehicle with Death Valley Towing and obtain a parking decal for the current lease term. The decal must be displayed on the driver’s side of the vehicle’s rear windshield.
Residents must notify Death Valley Towing before parking a new, rental, or otherwise unregistered vehicle at the property. Death Valley Towing can provide temporary permission or update the vehicle registration.
Unregistered vehicles may be subject to enforcement under the property’s parking rules.
Guests and anyone driving an unregistered vehicle must use a designated visitor parking space.

Utilities are typically billed one month in arrears. Charges are usually posted around the middle or end of the month and may be paid with the following month’s rent.
The security deposit equals one month’s rent. It is due before move-in along with the first rent payment. The deposit is refundable at the end of the lease, subject to the terms of the agreement, the condition of the apartment, and any unpaid charges.
The standard lease runs from August 1 through July 16, covering approximately 11 months and two weeks. The total rent amount is divided into 12 equal payments.
Every resident must have a guarantor co-sign the lease. Both the prospective resident and guarantor must complete an application.
Installment payments are due through the online resident portal on the first of each month. Residents have until 5 p.m. on the fifth to pay without a late penalty. Payments received after that deadline are considered late and may incur fees. To help prevent missed payments, residents can schedule recurring payments near the end of the preceding month.
No. Orchard West uses individual contracts. Residents and guarantors are responsible for the applicable resident’s agreement, not a roommate’s late payments or separate charges.
