What Properties Does Clemson Living Manage?
Clemson Living manages two communities of student housing near Clemson University: Orchard Clemson and Orchard West. Our property management company is owner managed and community focused. At both of the communities that we oversee, providing excellent service to residents is our No. 1 goal.
What Will My Monthly Payment Be?
Each month you will be charged your base rent, your unit specific sub-metered water and electric usage (there is no minimum charge, you only pay for what you use), and $50/unit (split evenly) for WiFi. Per our lease we require tenant liability insurance. You can either provide proof of your own insurance (no charge), or automatically enroll in our program for $9.50/month.
There are no further additional/hidden fees. There are no utility processing fees, no amenity fees, and no parking fees.
What Type Of Housing Contracts Does Clemson Living Offer?
Clemson Living offers individual contracts so residents can rent housing by the room. Each resident signs an agreement to rent their own student room and shares the living room, kitchen, and other communal areas with roommates. This approach eliminates several of the problems commonly associated with traditional apartment contracts. If one roommate pays late or moves out early and incurs fines, other residents won’t be affected because they have no financial liability for their roommates. Parents who co-sign for their students also appreciate that we rent by-the-bed because these contracts reduce the financial risks for them and their students.
What Is Required To Sign A Housing Contract?
To apply for an apartment, each new resident must complete the online leasing application for their housing community of choice. All of our residents are required to have a guarantor co-sign on the lease with them, and their guarantor must complete a leasing application as well. Once the applications are approved, both the new resident and co-signer will receive an email to review and electronically sign the lease.
When Are Installment Payments Due?
Installment payments can be made through your online rent portal and are due on the first (1st) of each month. Clemson Living allows residents a grace period until 5 p.m. on the fifth (5th) to make their payments without penalty. Payments made after that time are considered late and are subject to fines. To avoid missing a payment, we suggest that residents schedule recurring payments on the same day at the end of the preceding month; an example would be scheduling February’s payment for January 28.
What Amenities Are Available To Residents?
Community amenities are available in both of our housing communities! Orchard Clemson has a cutting-edge fitness center and resort-style pool, and Orchard West features a study lounge. Both of our communities are also pet-friendly and have public green spaces or private porches for students to enjoy outdoor activities.
Do Appliances Come With My New Apartment?
Interior designs vary from one housing community to the next, but high-quality appliances and fixtures remain a consistent feature at both Clemson Living properties. All of our housing units have stainless steel appliances in the kitchen, washers and dryers, wall-mounted TVs, and smart home features such as keyless entry. Where Are Clemson Living Properties Located?
Our properties are conveniently situated near Clemson University and downtown. All of our communities have resident parking and are within walking distance of public transit. Several are also located in the same geographical area just west of College Avenue and north of Highway 28 South, where residents can walk to nearby stores and fast-food restaurants.
